What is the Building Guide?
Any change to the exterior appearance of a dwelling unit, removal of a tree of 6” in diameter or excavations or changes to elevation of the Land comprising one’s Exclusive Use Area requires the prior permission of the Pond Place Design Review Committee and must conform to the Pond Place Building Guide or receive a Special Exception or Variance from the Pond Place Association, Inc. Board of Governors. Restrictions on exterior modifications are done to ensure architectural continuity and to maintain an aesthetically attractive and harmonious appearance to the entire community. Tree removals, except in the case of disease or danger, is restricted to maintain Pond Place’s natural, park-like and wooded setting. Combined, these restrictions help maintain home values. The Pond Place Building Guide provides guidance on what modifications to the exterior of structures, tree removals and excavations or elevation alterations on the land comprising each dwelling unit’s Exclusive Use Area are permitted. Notwithstanding, any permitted modification must be preceded by the filing and approval of a complete Exterior Modification Application with management. | |||
The Building Guide provides information on modifications to any of the items below and you will find great detail within the guide. Applicants requesting an approval to make a modification are asked to do so using the downloadable Exterior Modification Application Form (below) or from White & Katzman and to follow the instructions found in the Guide. Please attach and email your completed building modification application form to Pond Place Property manager at White & Katzman, Michael Montgomery at Mikem@wkmanage.com, and and the Assistant Manager, Lauren Pizzoferrato at Laurenp@wkmanage.com who will screen the application for completeness and upload it onto the PILERA platform for action in due course by the members of the Design Review Committee.
